Upkeep of Stonegate Landscape Maintenance Areas by
the HOA
The Stonegate Homeowners Association is required by the CC&Rs to
maintain the landsacpe maintenance areas, including maintaining the
views. Article 14 is clear that the association is responsible for
preventing the landscaping from growing to a point where it blocks the
views from adjacent lots.
At present the HOA is working to meet these obligations. In November
and December each year the HOA trims back trees in the LMAs, including
that between Penobscot and Stonegate. However, the trees are
fast-growing poplars, and will undoubtedly block the view again before
a year's time is up.
The HOA needs a long-term strategy for view maintenance in the LMAs.
The options include:
- Removing all of the poplars in the LMAs
- Replacing the poplars with trees that grow at a slower rate
- Performing more aggressive trimming to top the trees so that
the view is no longer blocked from any adjacent lots
