Picnic

Several years ago a picnic was held at the park. It took a lot of effort from many people. It was held jointly with the Estate Collection and Monte Vista.

The HOA would put $2000 towards a picnic.

Mailboxes and Identity Theft

One resident had identity theft occur in January of 2002.

We cannot change mailboxes. Several alternatives have already been explored. [more info]

Someone in light brown truck seen stealing mail from mailboxes.

Garage Sale

Linda is organizing a community Garage Sale. The attendees felt the best time would be 8-1.

Flyers could be distributed with the HOA mailing, but would have to be in by 18th to go out with the next mailing. Our management company representative, Evan, can be reached at evan@westcommgmt.com.

Some houses are unoccupied, apparently, causing problems for proxy signatures,

The problem of trees that have grown to block views came up again. The board said that owners could replace view-blocking trees by filing a plan with the architecture committee:

  1. Showing approval by adjacent house
  2. Paying to remove tree
  3. Replacing tree with one which won't grow to block the view, like a plum tree.

Speed Humps

Speed humps are now a year late.

Conversion to a Gated Community

There is a movement under way to gate the community, and the other neighboring communities (Estate Collection, Brookmont, and Mystic Ridge).

Some estimate there could be a per-lot $20K increase in property value.

However, dues would jump to at least $175 per month.

We would have to drive up to Ingomar to enter, since that is the only street wide enough for the guard gate.

One estimate of the costs for one security guard was $35 per house per month.
