This month the water bill was $29,000.

The board reiterated that 1 million square feet of land are maintained. They will cealr brush back 300 feet from homes.

CC&R Violations

Letters have been sent to all. They have 120 days to fix.

Francine wants yard privacy, to be able to put up mesh to cover fence.

The board reported that the K&B representative who was HOA president did a bad job.

Francine was told to submit plans.

Plans are also required for front doors.

The board said that for repainting you should match the color -- take in a paint chip.

If cars block fire road at the end of Stagg then parking enforcement could be called.

At one point 96 acres was for sale for $3.5M at end of stagg

Mystic Ridge comps are in our favor.

A hospice foundation is selling a 2-lot parcel on the right heading into Bell Canyon.

The Mystic Ridge developer Dan Bernstein was friendly to the Stonegate HOA.

Landscaping

The Board is working to replace acacia with myoporum.

There is a broken sprinkler behind Wiscasset at Stagg.

Presentation by Water2Save

Leah from Water2Save presented their system for saving on water bills.

Their system attaches as a box to sprinklers. It is controlled by cell modem.

It saved Monte Vista water. They have saved $9000 per year.

They would measure our sprinklers to find what the best savings are. 14 meters are at monte vista. 11 meters here at Stonegate.

The proposal is for service on 7 controllers. They would look at our history to find where biggest savings.

Their office is in Solano Beach. They adjust remotely based on rainfall. The Stonegate crew still needs to handle other meters.

The system can be overridden if we desire.

They guarantee savings of at least the service charge over 1 year. Spring and Fall are typically overwatered.

After sales a tech would talk to Ivan. Someone comes out once a week to drive around.

Predicted savings over the first year: $9000 incl installation fee. $13,000 the second year.

LADWP has a rebate program. 50 percent after installation.

Summit in palisades got a $26,000 rebate check.

There was a question on power, which is solar at Stonegate. Whether it is supported will be checked.
